Union Park at Brandywine is a 312-unit garden-style apartment community with eight three-story residential buildings, developed across 16 acres in Prince George’s County, Maryland. Muller is performing site development and utility installation as site contractor to CBG Building Company, covering earthwork, wet utilities, concrete flatwork, asphalt paving, and retaining walls.
Earthwork covers mass grading, topsoil operations, and fine grading across the 16-acre site. Wet utilities include storm, sanitary, and water systems for all eight buildings. Concrete flatwork covers site sidewalks, curb and gutter, and ADA parking. Asphalt paving covers site drives and parking areas.
The project requires phased sequencing of earthwork and utility installation across eight building sites to maintain access and avoid conflicts with above-grade construction. Muller’s scope also includes offsite improvements in the right-of-way, including sidewalk reconstruction and crosswalk installation. Civil scopes are coordinated with CBG Building Company’s construction sequence to ensure each building site is ready for vertical work.
